POOL AND PROPERTY REPAIRS & MAINTENANCE – PROPERTY MANAGEMENT ETC

I and the landlord – am dealing with family sickness..care and recovery

We no longer have ICU – { intensive care unit} to contend with – but, we do have to cater to care and treatment – all of which takes a lot of time, especially now.. that the hospital staff isn’t there 24 by 7 to take care of the sick


We don’t anticipate any more repairs, as almost everything is now new : as mentioned below:

Tenant didn’t fill up the moving inventory condition form, but many things were identified and fixed – in April :

New AC was Installed – at the first Floor – by Gonzalo :

New Pool Pump was installed – for the Swimming Pool – By contractor : Brandon

New Filter was installed for the Pool – By Leslie’s Pool –

Total of about $6,000

{ Six Thousand Dollars}

were spent in Repairs

so, far in the last 4  months –

HENCE – we don’t anticipate any more repairs..

as many things, if not everything that could be repaired, was replaced.. by  new items..

Items that last for many years, in some cases upto more than a decade.

Latest   item was  the Swimming Pool filter,  { see item number 6 above } It was completed. successfully,  and was confirmed by Leslie’s pools.

The pool  pump,  is also new and so is the pool motor. and the pool plaster is also new..

Tenants are to have their own pool contractor,  per the lease, effective April, 6, 2018

Tenant’s can choose any contractor for regular pool service – as mentioned in the lease.

Landlord does not have a  preferred contractor – although – the landlord and the property manager believe that John Gonzales was not able , competent and/or  knowledgeable .
..

2 things clean the pool:

[1] the Filter –

[2] The PH – balance via – Chemicals

When John Gonzales was deployed – the  PH on the pool water was NOT BALANCED .

..

Moreover,  John Gonzales didn’t diagnose that the Filter got cracked

and SINCE – both the Filter – and the PH were wrongly managed – the Pool was not cleaning up.

Now, we have:  a NEW FILTER – Installed by Leslie’s Pools on Saturday, jULY 14, 2018  and the landlord, has paid for the filter also.

Now, the PH – balance – and Chemicals is an ONGOING – regular thing.. which the tenant has to find someone – hire someone PROFESSIONAL to do it.

There are MANY pool companies and providers in Austin, Tenants should hire – someone who is honest, competent and right for the pool.

This repair request form MUST be filled by all tenants.

 

 

 

Since, we are dealing with family sickness and emergency,  Olga will respond on our behalf.

so far we have written 106 emails to the tenant – in 99 days – just to the tenant alone. That’s more than 1 email a day – on an average

Additionally, we wrote several emails to contractors and made multiple phone calls to multiple people overseas in order to get the repair jobs done..

all this amidst shuffling between nations – and between hospitals – amidst, trying situations, both physically , and mentally. It was emotionally draining to get all these repairs done..

As a consequence we are behind in our day jobs and have a huge pile on emails, phone calls , invoices, and messages – in our inbox .. which we have to clear now..

Notwithstanding OUR PERSONAL issues..we are happy , and relieved that we have done our share, our Responsibilities, Our Karma.

Also, we did spend an inordinate amount of time in getting all these things, done – partly, because, we want to get them done all – in one GO – so that we don’t find ourselves engrossed in just one house affairs alone – for the rest of the year.

Property management and Repairs  is a joint responsibility of the tenant and the landlord.

The past 3- 4 months were extremely stressful.. and we are counting on the fruits of our labor..

we will – still – do our share of responsibilities – as stipulated in the lease – albeit in a manner that is sane.

now, we don’t anticipate being on our toes like we had been – because of reasons elucidated above..

in a nut shell, the past 3 – 4 months put a lot of stress and strain on us.. because of the nature, amplitude and the frequency of repairs, needing our attention.. But, now its all done and now, we will operate on a normal schedule { not like a national emergency whereby everyone involved – including family members have to be on their toes }

Rest assured, we will follow the lease.. we always do our share.. even when Tenants of ours, maybe busy and have, can or do – miss some stuff..we  haven’t.

Note: The property manager himself or herself wont and doesn’t

fix the problem. The property manager only does the following

 

[1] Remind – we have done this in a timely fashion

 

[2] Reimburse – we have reimbursed , any and all – pre approved expenses for which the landlord is liable for

 

[3] Respond – will do within 3 weeks.
